Sellers: Preparation
Once a listing agreement has been signed, we begin preparing the property for sale. As every
property is unique, every property will have a unique set of physical and logistical tasks. Preparation
of the pre-sale disclosure package is of utmost importance.
Physical Tasks
- Repair and Remodel: Sometimes it is in the seller's best interest to repair or remodel
certain areas in need. We will advise you as to what makes the most sense and what will give
you a return on your investment. Ted Bartlett is a general contractor and we have numerous sub-contractors
available to help get work done.
- Clean Up: Your property should show as well as possible. We will advise you on
removing clutter and general clean up.
- Staging: Almost all properties in the San Francisco market are staged to some degree. We
often encourage our sellers to use professional stagers. Alternatively, we have helped our clients
stage properties themselves. There are times when sellers are able to stage adequately themselves. We will
discuss the options with you and make sure that your property shows its best.
Logistical Tasks
- Document Aggregation and Analysis: Making sure that a buyer gets full disclosure is crucial.
The sellers produce whatever papers they have available. We pull reports and make recommendations regarding
certain pre-sale inspections.
- Pre-Sale Disclosure Package: Our pre-sale disclosure packages are notably thick because
we believe in complete disclosure. We want to avoid surprises once the property is in contract.
This minimizes secondary negotiations and gives buyers the confidence to make "clean" offers.
